DEXUS INDUSTRIAL ESTATE, BOUNDARY ROAD, LAVERTON NORTH, VICTORIA

Having independently secured the 92ha site, Citius invited DEXUS to enter into a Development Agreement with Citius to develop the site into one of Australia’s best Industrial Business Parks.

Citius was responsible for the completion of the rezoning of the property to Industrial 2. 

All such projects require astute management of all development issues. This site had particular focus on several items, which required more attention than usual. These included; Drainage, Indigenous Cultural Heritage, Native Flora & Fauna, Traffic & Rail infrastructure.

Following the successful rezoning, Citius oversaw the completion of all civil designs & approvals and the construction of works including the latest advanced water-sensitive drainage designs.

Citius also negotiated and secured further industrial development of over $150 million worth of building, in that time.

PROJECT HORIZON 3023, RAVENHALL, VICTORIA

Citius secured the site and invited Dexus to participate in the project in late 2018. Citius were then engaged to provide Project & Development Management services to the 126 ha site on the Western Highway, at Ravenhall. The project is the delivery of one of Australia’s largest investment grade industrial Business Parks, which is intended to be held for long term investment by Dexus.

 

Citius has overseen the Planning process, which included significant issues associated with

Commonwealth & Victorian Biodiversity Protection and significant Traffic infrastructure

Planning, in addition to all other development issues.

 

Citius undertook the PM role for the delivery of all three stages of the infrastructure, which is now almost fully complete, with many buildings now also completed and under construction.

AQUATICA, PORT MELBOURNE, VICTORIA

The ‘Aquatica' project at 344 Lorimer Street Port Melbourne is a commercial / industrial development of approximately 10,000m2 built on the high profile corner of Lorimer Street and Todd Road.

The successful project was developed jointly with Colonial First State Property, was completed on time and on budget and delivered on all forecast profit targets.

 

The high profile development has become home to well-known companies including Rolls Royce Marine, Skilled Group and Staging Connections.

The development has won praise for its appearance and functional design.

DRYSTONE INDUSTRIAL ESTATE, DOHERTYS ROAD, LAVERTON NORTH, VICTORIA

Citius introduced the site to Private Investors who acquired it and engaged Citius to undertake the Development & Project Management of the project. Citius’ role was to obtain the rezoning of the 95ha site to 'Industrial' and to secure the design and planning approvals for the development infrastructure.

The site had particular focus on several items, which required more attention than usual. These included; Indigenous Cultural Heritage, Drainage design, and Native Flora & Fauna protection / management.

Citius was able to complete the rezoning of the property along with Planning permits for the development. The first Stage of the development was successfully designed and constructed under Citius supervision, and sold as a land subdivision. The site was on sold to Charter Hall.

ESTATE ONE. PRINCES HIGHWAY, DANDENONG, VICTORIA

Citius was engaged by Cbus Property to provide Development and Project Management services to assist in the development of the 41 ha Industrial Business Park, Estate One. The role included the securing of new tenants and the delivery of both new buildings and services.

 

Citius oversaw the design, authority approval and construction required to undertake a substantial upgrade of the existing civil infrastructure and servicing of the former GMH Factory in Dandenong. The project challenges included ensuring the continued operation of the existing HV network, water, sewer and storm water utilities, whilst installation of completely new services was undertaken.

The project required an ongoing role and Citius was effectively retained by Cbus for nearly 8 years, overseeing various sub-projects within the site, including intensive management of existing environmental conditions which were in situ.

MELBOURNE AIRPORT CARGO ESTATE (MACE). MELBOURNE AIRPORT, VICTORIA

Citius was engaged by Melbourne Airport to deliver the new MACE facility.

 

The project was a greenfield development and also required:

·       Diversion of existing HV, Sewer and Water in the site;

·       Widening of Link Road;

·       Delivery of Sewer, Potable Water, Drainage, HV, LV, Roads, Street lighting, Estate Fire Services;

·       An extension and upgrade of the Airports 22kVA HV Ring main

·       Delivery of 10,000m² of warehouse and office plus associated hardstand and car parking.
